What should you pay attention to during a technical inspection?

Want more certainty when buying a property? During the inspection, the structural inspector will pay attention to various aspects of the property to identify any defects, shortcomings and potential problems. What exactly does this entail? Why should you have an inspection carried out? What should you pay attention to during a technical inspection?

Content of a technical inspection

A technical inspection involves a specialized inspector coming to inspect your home. This involves examining your home and the state of all kinds of building elements. This is eventually presented in a construction report. A building inspection is usually used when buying a property. It gives certainty about the condition of the property and can also be an important factor in determining how much you will offer for a property.

What should you pay attention to?

Make sure you pick your own building inspector. On this website, we compare a large number of building inspectors. Often an agency is recommended by the estate agent, but the estate agent obviously has shared interests. After all, they will want to see the house sold. Make sure you choose an independent agency.

What is considered during a technical inspection?

Knowing what you should pay attention to, it is also good to know what will be inspected and considered during a technical inspection. A technical inspection checks the entire house, including outbuildings. Among other things, the following aspects are checked:

  • Foundation
  • Drainage
  • Floors, walls, ceilings and masonry
  • Structure, such as the roof construction and roof boarding
  • Stairs, railings and balustrades in the house
  • Condition of any dormer windows, window frames, lead, but also skylights
  • All sanitary groups such as bathroom, kitchen and toilet
  • State and condition of the floors, walls and ceilings in the house
  • The condition of the paintwork in the house
  • Everything related to the installations (water, gas, electricity, etc.)
  • Fire safety
  • State of frames, windows and doors
  • Glazing and ventilation
  • Moisture measurement with regard to wood rot
  • Outbuildings, buildings, garage, external staircases, garden and others

What else should you pay attention to: inspection report

What is included in the final technical inspection report may vary depending on the inspector and the service package chosen. Generally, however, the inspector should pay attention to the following elements and should include it in the report:

  • A summary of the findings, including any defects and deficiencies.
  • A description of the location and severity of the problems identified.
  • Recommendations for possible repairs and improvements.
  • Photographs of the inspected areas and problems.
  • A summary of the general construction quality and condition of the property.
  • Sometimes an estimate of the cost of repairs is also included.

This report serves as a valuable tool when making decisions about buying a property and can help negotiate any repairs or price adjustments with the seller or builder. Read more about a technical inspection with English report.
