A technical inspection (bouwkundige keuring) in the Netherlands costs €350 to €600 in 2026, depending mainly on the size and age of the property. A larger or older home takes more time to inspect, which pushes the price towards the upper end of that range.
Below you'll find what's included, which factors move the price, and what optional specialist inspections cost on top.
What are the costs of a technical inspection?
A technical inspection is a visual assessment of a property's structural and technical condition by a certified inspector. You receive a written report with the defects found, how serious they are, and an estimate of the repair costs.
For an average home you'll typically pay between €350 and €600 including VAT. The price isn't fixed: it depends on the property, the inspector, and any extras you add.
| Property type | Average cost (incl. VAT) |
|---|---|
| Apartment | €350 – €450 |
| Terraced house | €400 – €500 |
| Semi-detached house | €450 – €550 |
| Detached house / villa | €500 – €600+ |
| Express report (within 48h) | +€50 – €100 |

What influences the cost?
Size of the property
The biggest factor is the floor area and volume (in cubic metres) of the home. A larger house has more rooms, more roof surface, and a bigger crawl space to assess, so the inspector needs more time. The bigger the property, the higher the cost.
Age and condition
Older properties (built before 1980) often have more potential defects and need closer inspection, which can increase the price. Recently built homes are usually quicker to assess.
Location and travel distance
The region and the distance the inspector has to travel are factored into the quote. Inspections in remote areas can carry a small call-out charge.
Optional extras
A standard inspection is non-invasive: the inspector doesn't open walls or lift floorboards. For deeper concerns you can add specialist inspections, each at extra cost:
| Specialist inspection | When useful | Cost |
|---|---|---|
| Asbestos test | Properties built before 1995 | €150 – €300 |
| Foundation inspection | Pre-1970 homes in subsidence-prone areas | €300 – €600 |
| Moisture/damp analysis | Signs of rising damp or water damage | €200 – €400 |
Is it worth the cost?
In most cases, yes. Many buyers recover the inspection fee several times over by negotiating a lower purchase price when the report reveals defects — or by avoiding a home with an expensive maintenance backlog altogether. For a few hundred euros you get certainty before signing a purchase agreement worth hundreds of thousands.

Frequently asked questions
A standard technical inspection costs between €350 and €600 including VAT, depending mainly on the size and age of the property. Apartments are at the lower end, detached houses at the upper end.
That depends on the inspector. Always ask for an all-in quote so you know whether VAT, travel distance, and the written report are covered. The prices you compare via HuisAssist are clear and fixed up front.
Yes. Asbestos testing (€150–€300), a foundation inspection (€300–€600), and a moisture analysis (€200–€400) are not part of a standard inspection and are charged separately.
When you pay out of pocket, the cost is not deductible from income tax. Only if you co-finance it into a mortgage is the interest on that portion deductible. See our guide on whether a technical inspection is tax deductible.
